Developing a successful Real Estate Farm


Why is farming still an important prospecting tool for real estate agents in this digital world? Simply it put's you in front of a targeted audience? It provides you a focused area to build your business. After we are selling homes.


Laser Focus - if you sell 50 homes and they are scatted all over, you are number one where? However if you sell 20 homes in one Zip Code then you are number one of that area. A huge marketing bonus. Consistency with one thing allows  your brand to expand. It will grow as you grow it!


Picking a Farm - You want to be-business minded. Set your budget with the intent for it to grow with each sale. Find an area you will work daily, the asorbtion rate should be higher then 7% and no other agent dominating more then 25% of the area.


Be the Expert - Know everything there is to know about the neighborhood. Number of tracks, how many homes, sales history, schools, local areas of interest etc. Don't keep the information hidden. Your website, social media should scream you are the expert. Remember to always add value!


Have Fun - Consider holding events with community partners. Give back to the community. Develop a group that is close to you so people get to know you, i.e. a local networking group, cooking, gardening, wine, etc. You don't have to talk about real estate it just puts you in front of people. Be involved and don't forget Social Media. Get the video camera out and interview local businesses. Yes, it takes some time. But anyone can do this if you are authentic and truly care about the community and the people you are serving. That is the key.


Your Farm does not have to be a neighborhood, what are your hobbies. Develop a niche farm, maybe it is PTA, Golf, Wine, Pets, Young Professionals. Identify who you would relate to and build your farm around that. Then narrow down the target in your area.


Farming is key to real estate as noted above because it provides you focus and puts you in front of people. It doesn't do any good to develop a farm and then not meet anyone. Develop a marketing plan that includes a structured way you will communicate, whether that is direct mail, social media, events, open houses, door knocking. Layout a plan an stick with it!
